Key Areas to Focus on When Staging a Home for Sale

First impressions are everything, especially when you’re trying to sell your home. Give your property a boost by sprucing it up before you list it. There are many ways to do so, and if you take your time, you should be able to sell it at the price you want. It’s also important to pick a running theme and stick to it somehow because the last thing you want is for the person buying a house to balk from you only because of the property’s interiors.


When staging a home, every nook and cranny should look its best. However, there are specific areas in a home that you need to focus on.

The Basement 

Potential buyers do not want or need to see a basement that is teeming with disorganized piles of junk. Even an unfinished basement must be clean, dry, and as brightly lit as possible. Little things like neatly organized boxes and a quick coat of paint on a concrete floor can make all the difference.


If you are unable to deal with the piles of disorganized items from the basement, at the very least, have them moved elsewhere until the trash bags come. An empty, unfinished basement is still better than one that is full of clutter. If necessary, rent a storage unit for your things in the meantime. 

The Living Room

If the furniture is pushed up against the walls in order to maximize the space, it hampers the effort to sell your home. Rearrange the furniture in your living room to create an ambiance that encourages conversations instead of it looking like a place to just watch television or store children’s playthings.


If there is a fireplace or a big window, make that the focal point. Place a couch, a pair of chairs, and a coffee table in such a way that it is set intimately. Toss in a few decorative pillows for colour and warmth. A textured blanket will also do wonders for the overall aesthetic of the living room.


Brighten up the entire area by placing a floor lamp or table lamp there. Window treatments can also definitely make a huge difference.

The Kitchen 

What is essentially the main selling point of a home, the kitchen must be given special attention. A lot of the home value rests in what is the heart of every home. If it is cluttered and messy, it will make the home much more difficult to sell. Clear the counters to emphasize the kitchen, including any small appliances like toasters and personal items such as phone chargers and the mail. Incorporate items that promote healthy living, such as a fruit bowl, a curated collection of cookbooks that are interesting, and maybe even some snacks. Give people room to imagine themselves actually living in the home.

The Bathroom 

If a bathroom is modern and sleek, that’s an immediate bonus selling point right there. However, if the cards are played right, a dated bathroom can also do wonders with some work. Clear the counters and all the other areas, then give your bathroom a thorough scrubbing from top to bottom.


Do not overlook your medicine cabinet and under-the-sink storage. Buyers can be nosy, thoroughly examining every inch of the home for sale. Brighten the whole space by getting a high-quality, brand-new shower curtain.
